Countless times, clients have called us about a specific property they found online, only to find out it was in escrow or had already been sold.
To avoid that situation, we have set up a search option where you can set the criteria and you’ll be emailed homes directly from the MLS (which is updated to the minute) so you will know what home is available and what has been sold. Not only are you getting the same homes found on the search sites, but you’re seeing them as they come on the market in real time.
Additionally, you’ll have the ability to message your rep straight from the system, favorite or discard properties, check where they are on the map with one click, find out the school districts and much more! This is an invaluable tool to be able to beat the other buyers to the home!

A Few Tips To Remember:
Best Home Search: Over 85% of future buyers, sellers, and renters begin their search online with third-party real estate websites. While these sites can be helpful, they don’t tell the whole story. Most sites display old information from a few days to a few months old. By the time you reach out to an agent, the home you are interested in has already been sold. When doing your research, ask us to send to you a free list of homes STRAIGHT FROM THE MLS (the site that only real estate agents have access to). The MLS has every property listed aside from for sale by owner properties. We are able to send you a very specific list of properties you’ll be interested in based on criteria you set- this includes rentals too, for those of you not looking to buy.
Your Representation: Secondly, buyers, sellers and renters get property info by calling agent signs, advertisements, or website listings. It would be helpful to remember that those agent’s loyalty is to their client (usually the seller of the home you’re calling about), and not you. So, when you call a listing agent, you may not get the full story or 100% solid representation because they are working for the other party first! Make sure you have someone working FOR YOU and looking out for YOUR best interests.
Mortgage Lending
There are many loan programs available to you as a home buyer from zero money down to loans that allow you to finance home repairs and everything in between like the more common conventional loan offering many different down payment options. It is best to get in touch with a lender prior to looking at homes (you don’t want to find your dream home and not be ready to buy it) and almost always before submitting an offer.
Getting preapproved can be quick and easy with the right lender, provided you have the requested documentation at the ready. If you do not have a lender, many of our buyers ask for an introduction to one. We’re happy to get you in touch with a proven, respected loan officer!
To make the process easy, have the following documents ready to present for preapproval:
– Two months most recent bank, retirement and investment statements
– One month most recent paystubs
– Last two-year’s federal tax returns
– Last two-year’s W2’s and, if applicable, 1099’s & K-1’s
– Photo copy of ID for each borrower
And, if you own any other properties:
– Mortgage statements, homeowner’s insurance declaration page, current HOA statement for any other owned property.
